Empowering Neighbors through Affordable Homeownership

Our ability to affordably rehabilitate homes is extended to vacant, dilapidated properties through our Rehab for Resale (R4R) program. Local partners buy and hold properties that RTP rehabilitates using our well-honed ability to bring significant savings to the work. Additional partners canvas the neighborhood to build a pipeline of local renters who are ready to be first-time homebuyers. The program aims to produce affordable homeownership housing while providing a modest return to RTP that can be reinvested in additional projects.

Eligibility

  • Potential buyer must complete Pre-Purchase Counseling before putting an offer on the property

  • Potential buyer must complete Post-Purchase Counseling within 30 days of closing date

  • Homebuyer household must be at 60% AMI (area median income) or less

  • Homebuyer has a credit score over 600

  • Preference given to a veteran buyer or a buyer with a documented disability

  • Purchased homes have a 5-year retention agreement

Purchase Conditions

The R4R properties are being sold in conjunction with City of Bridges Community Land Trust Buyer-Initiated Program to guarantee long term affordability of the unit.

The program offers a down payment assistance grant to close the affordability gap for low and moderate income buyers who purchase homes on the market. At closing, the CLT becomes the owner of the land and the new homeowner becomes the owner of the home. The homeowner signs the standard CBCLT ground lease, giving them the right to occupy the land their home sits on and committing them to the CBCLT’s terms in order to make sure the home remains permanently affordable.”
